70s-80s Horror with home invasion and a ghost in the attic who killed his wife years before

Movie was on a pirate vhs in my Russian 90s childhood

I think it’s 80s horror that included the following plot:

There was a murder in a house: husband kills his wife (or mannequin) wearing a yellow dress with a knife in the back while dancing with her to some vinyl record. I think he than kills himself.

Years later a family moves in the house. Nice American family with two children: brother and sister who already passed their puberty, and a black cat.

Later parents go for a vacation or something leaving teenagers at home alone.

I think there is some street gang that hitting on the sister and also kill a cat.

Further part of the plot contains combination of home alone (as brother studies special effects for movies and creates some horror traps for the invasion gang) and ghost movies as the attic ghost falls in love with the sister and wants to kill her too.

So to me this is sounds like a great B movie but I can’t find it.
